What made you interested in investing in this type of deal?
I love this specific neighborhood in Louisville: the Portland neighborhood. I've been investing in this neighborhood for 6 years now. I am very comfortable knowing what are the best streets and areas in the neighborhood. I know pricing for this area very well.
How did you find this deal and how did you negotiate it?
Purchased from a wholesaler.
How did you finance this deal?
Hard money lender: MM Lending
How did you add value to the deal?
New roof. New vinyl windows. New kitchen cabinets. New granite countertops. New LVP flooring. New tile shower surround. New furnace. New 200 amp breaker panel and new electrical service (all permitted). New paint. New fixtures.
What was the outcome?
Sold within 3 months.
Lessons learned? Challenges?
We did have someone break into the garage which is the first time I've ever experienced theft from a jobsite. We added an accent wall in the living room which I think provides some buyer appeal at a small cost.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
Madison Meredith, a Louisville KY agent.
