Sometimes I get distracted just playing with spreadsheets and not making a lot of progress...Since I'm interested in a fix-and-rent/BRRRR strategy, i feel like i need to know more about estimating rehab costs (yes, i have THE book...) and getting pricing from contractors.

Another thing you might want to do is to have an office location that does not have too many distractions, whether it's your house or someplace else.You might check out the owner percentage of ownership that is the tax advantage.

Pick something that is popular in your market and is average for that neighberhood.Another thing you might ought to consider is an office location that is less distracting or locate in your own place if you can deal with being at home and not get too distracted.
