Soooo, I bought the first duplex and I have some unclear thoughts again so maybe you guys can give me some ideas.I've found one other PM and I was happy after the interview with him, he is a nice and clever guy, but when we came close to sign a contract he offered me this: He ( they) will coordinate the project with hired contractors, they will manage my funds so nobody is paid until work is complete, they  DO NOT ALLOW owners to mix with the contractors!!

You will need to furnish the properties and provide linens and be prepared for anything.  

@Jeff Wallenius I tried to think of some truly crafty answers about 10 year job growth projections, but the reality is my reasons are not that clever, and more process of elimination. 

If a guest needs something delivered to the property (e.g. cookware, linen, house supplies) you will be charged extra to have that delivered to them.

However we belong to Clever Investor and have been studying a wealth of information for the last four months.

Management company charges 15%- 20%, depending on what they take care of (booking, arranging entry, arranging cleaning/ linens, etc).
