The $0 down payment is very attractive to me as I wish to keep as much money as I can in my pocket, but I can't help but to think that putting nothing down on this fourplex is not a good idea.

The owner received a " fat check". and is on a time crutch to either knock it down andremove it . 

Once you start the conversation, normally as fast as I can in the process I give it to title to determine who needs to sign and what documents they need.   

But it's the kind of thing that makes for a great election promise cause it sounds like it's going to hurt the fat cats. 

My current home I will rent out [Have FHA loan]This new home is on a USDA loan.It......Very exciting that you can, in fact, have BOTH LOAN packs.......I have about 15-20k budgeted rehab for a new home to move in.

So... pick a market, find an agent, fly there, and see as many properties as you can in a couple days.  

It's very difficult to get really good numbers for anything like you can in a large metro area.I would recommend only working locally where you really know the market.
