Total rehab in a burned house

Andi Leka
Posted

Hello again

Found a $15k duplex that needs almost a total rehab. The walls look fine but I'll look at it tomorrow. The rents around the area go for $500-650 and the other houses in the block go for up to $200k.

Any thoughts ?

@Andi Leka, as David mentioned, there are a lot of unknowns here.  Fire damage can look minimal but actually severely deteriorated the structure, and vice versa.

The city will have a hand in this, and you are going to need a structural engineer (likely one that specializes in fire damage) to take a look too.  The size of the building is going to have a major impact on whether this is a good deal or not.  If you do need to replace some of the framing, but also all new electric, plumbing, dual HVAC systems, two kitchens and appliance sets, roof, etc, I am guessing you will be in way over $200k in repairs.
