Are you value adding anything aside from the basement?

The roof begun leaking this week and has caused water damage to the ceiling of my unit and I notified the HOA of my issue on Monday.

If you are looking at condos, those can be a good option too even with the HOA, because of the lower maintenance and with the added amenities like pools, lazy rivers, etc.

Is it a good idea to take out a Heloc to do the renovation, then refinance after hoping that the renovation added a decent amount of equity to the property?

Not sure how the lawsuits arrived at this outcome, but either a certain % of buyer broker fees become an expected term, which list prices will reflect, or they solve the issue outside of the offer, like it becomes commonly added to the loan amount, so list prices eventually stop reflecting it.

I'm considering adding a bedroom to each in the short term to pump up rent.
