I've since researched occupancy rates on a few Airbnb properties and determined that Mashvisor is grossly overestimating the occupancy (in one case the occupancy rate for a single month was reported as DOUBLE the actual rented number of days, twenty nights instead of ten, which I confirmed by checking the owners actual Airbnb bookings with the owner).
