Hi all, hope everyone is having a great start to the week.After reading a lot of posts on diversification, I'd be interested in hearing out of state / remote investors' thoughts on balancing the effort+time it takes to learn an area and build an effective team there with the desire for diversifying their investments across different regions or states.I'm sure people have approaches all across the spectrum, but I think it'd be really insightful to learn about your experiences, both good and bad.

I think touching base with one another regularly can offer support, encouragement, and networking; a great way to keep it on the blessing end of the spectrum. 

I think you will find there is a great deal of discussion across a spectrum of views on buying turnkey vs. building your own team.  

What I liked most was that it covered the broad spectrum of REI and that it contained little to no false hopes or tasteless attempts to sell some book.

Their definition of temporary and your definition may very well be on opposite ends of the spectrum. 

Further, real eatate on its own has a whole spectrum of risk just like stocks do. 

I never expected recommended professionals to be on such opposite ends of the spectrum on everything.

@ Justin Hayman thank you for your broad spectrum response, I may take you up on that offer after I have had a chance to look at the books on this particular inn I am interested in, especially since it is near one of the areas you operate in.

I currently work for a Property Management Company were I am beginning to learn things of the other side of the spectrum starting out.

If you refer to Gary Keller's findings in the Millionaire Real Estate Investor the average debt to equity ratio among all of the real estate investors he and Jay Papasan interviewed was somewhere between 50-60%.There are certainly investors who have all-cash portfolios and those on the other end of the spectrum who are leveraged up to their eyeballs, but according to the research done at that time the investors who would be considered "mature, established' investors tend to float around that mark.
