Transitional years seem to have mediocre results.

Once you are pre approved you can go shop agents, property managers, etc..If you get hooked up with the right agent or property manager they will have a top notch vender list they readily share with potential clients to make a smooth transition for all.

I am concerned that the transition from W-2 to 1099 will make it harder for us to grow our portfolios.  

House hacking is a great way to get started and then transitioning into the BRRRR strategy (my favorite strategy ever). 

It can also be transitioned into a long term permanent rental as well down the road or within the same year you purchased. 

Purchased directly off the MLS using a cash (heloc) quick close offer and allowing the seller to live rent free for a couple months to assist her with the transition to her new home.
