ATX has seen rapid appreciation and strong population and industry growth.

I don't know quite as much as Detroit but I am pretty sure that prices there are still lower than they were in 2008 before the auto industry there collapsed. 

Thoroughly research the industry, field, business you’re interested in to see if there’s a “niche”, unique approach, unserved customer base, or anything similar that can be exploited to earn income 3 standard deviations above the mean.

Hi Ben, Look for areas with strong job growth, diverse industries, and a growing population.

While other countries in the area are much easier to get to because they are closer and have invested billions of dollars promoting their tourism industry with great success, bringing direct ever more direct flights and massive investments to their country, Panama, although wealthier, has never cared to do that.

What I'm trying to understanding better is creative financing, analyzing the surrounding markets, making connections, and many of the other industry-specific concepts that can really only be learned through real-life experience.The idea of REI came about between myself and my friends because one of them has access to a large amount of capital that he received from his parents as a gift.
