Yes, I know, you can negotiate for labor and there are cheaper places than Home Depot for materials but there are some "order of magnitude" considerations here.

A lot of these homes in the neighborhood were part of the Annadale/Arden Heights Mother/Daughter conversions.

Every Lender has their own way of looking at this, unfortunately, and there may be other things that are under consideration so best advice ask your lender and if they say they can't do it then I would seek out a Mortgage Broker in your local area

Well I'd say the first consideration is to differentiate the differences between flipping and buying a buy-and-hold (turnkey or out-of-state or not).
