I think a realtor can identify those, but unless it has it written in the description I don't think you can see it in the main MLS.

Have them get a simple Warranty Deed online or from an office supply store, fill in the blanks with the proper legal descriptions.

You need professional photos, a great description and nowadays, a virtual or video tour. 

However, if you are specific with description and cost and stick to it, an appraiser WILL know what your finish level will be when you are done.
