I've been in communication with an exhausted landlord in upstate New York. 

WOrst case is that she doesn't pay the monthly rent amount, it breaks the lease, and I let her stay until the up front amount is exhausted.

I do have a last resort back up plan where someone could loan me the full amount but I do not want to go that route until I exhaust all of my options.
