Hey Mike:Welcome to one of the better forums out there for real estate investing knowledge.If you want to succeed in th einvesting arena i encourage you to join a local real estate investing club and network with other of like mind.One club in the Chicago area I belong to is www.wcrt.org a great bunch of guys.

They are always encouraging RE as a viable investment and wealth building vehicle.

Maybe first send a demand letter (Warning them) and see if it doesn’t "encourage" them to pay the amounts due.

Encourage him to really study the rental market in the area he's buying.

i would suggest contacting a good financial advisor before making a decision - it really depends on your goals, and when you want to retire, what kind of returns you want to make, etc.. i would think most good advisors would not encourage you to pay off the loan unless you sell.
