A duplex and house on the same lot non conforming that was 127k and we get 1500 for the house and 950 on each side of the duplex.We have others we have renovated and others we are renovating but dont expect much higher rents as much as it will allow us to be very selective for tenants.Good luck, definitely dont go crazy on renovating unless you know it will be able to recoup.

@Jeffrey McintyreAlso be aware that a) not all self-directed IRA custodians and TPAs will allow your IRA to be the member of a closely held LLC such as this, and b) of those that do, some also require an attorney opinion letter stating, in effect, that the manager-managed LLC operating agreement has been reviewed and believed to be compliant with IRS regulations, such as those found in IRC Section 4975 and 408, and/or a manager's acknowledgement letter stating that the manager (you) will operate the LLC in conformance with the same IRS regulations.

In addition to a properly developed operating agreement, some custodians require a) an attorney opinion letter basically stating that in the attorney's view the LLC will conform to IRS tax code for SDIRAs, and/or b) a manager's acknowledgement letter basically stating that the LLC manager (you) will operate the LLC in conformance with these IRS regulations.

Talk to:The county planning/zoning office to determine if a permit is required to operate the park and the zoning status of your park (legal conforming, legal non-conforming (I.e., grandfathered) or illegal).The county or state department of health and/or environmental quality to determine the status of any outstanding violations and permits needed to operate the utilities in the park (if applicable).Definitely include your attorney but also understand that speaking with the local governing agencies and obtaining details in writing is critical.

A local bank near me offers 5% down conventional loans on owner occupied multi units and they don't conform to the typical underwriting standards because they keep their loans in house.
