Winter is usually slower in colder climates, but if you are not priced right then it will be hard to sell. 

Students coming out of college are saddled by student debt now more than ever, to exacerbate the situation younger millennials are now more than ever placing a higher priority on flexibility in the work place and their living situations leaving many of them choosing to rent over seeking out home ownership; This paired with boomers looking to divest their investments into a more "hands off" approach helps create the perfect storm for young investors ready to take advantage of the multi-family climate.

Some tenants prefer the landlord pay the utilities, especially gas in cold climates, that way they know what the monthly expense will be no matter what.  

Folks, I have moved from the frozen tundra in the north to the warmer climate with my wife!

They all seem to hold cheap property and I like the warmer climates also.

I think the "guru" influence is what creates a climate of hesitation and over-analyzing deals. 

I have personal family experience with this sort of hoarding behavior and I can assure you, the underlying disease (perhaps in this case obsessive compulsive disorder or schizophrenia-related mental illness) is devastating as you probably can guess. 

The economy in general stinks and people are leaving more and more each year due to high property taxes, poor business climate, etc.

Why I am thinking wood-look tile:- Single story- Low maintenance + high durabilty- Hot climate - Less worry about pet damageWhy I am hesitant- I am not an expert on flooring/wood tile- "hard floors" may deter tenants over long-haul
