Wood look ceramic or porcelain tile
I am doing two "Tier 1" rehabs. In one rehab, we are putting in engineered wood oak floors. It is a two story structure, and I'm not sure why, but it feels weird to me to put wood on the 2nd floor. So I went with the engineered wood. And honestly, its too late for me to change my mind unless I want to totally miss summer leasing.
However, my 2nd rehab is just starting. single-story structure in Austin. I figure $1800-$2000/monthly rent. And I am not thinking maybe it makes sense to put in ceramic wood-look tiles in the first floor (maybe everywhere except wet areas -- so you still have a "two-tone" look).
Anything think this is 100% the right or wrong way to go?
Why I am thinking wood-look tile:
- Single story
- Low maintenance + high durabilty
- Hot climate
- Less worry about pet damage
Why I am hesitant
- I am not an expert on flooring/wood tile
- "hard floors" may deter tenants over long-haul
