while the difference between stock index is .....stock index usually going up in low interest rate era because majority of index component are in financial and tech sector where they make more money if rate is low ; altough it's being negated by commodity stock which behaves in reverse way....so truth to be told, best investing is still in real estate, it is buy once and you print money indirectly.

I thought cash flow was after the mortgages minus vacancy/repair (although i will be having a free handyman since it’s part of the company perk I get if I go thru with a certain property management).

My understanding is that I need to disclose to both the wholesaler and to my buyer what my commission will be, have already determined agency or facilitator status with my buyer, and then add my commission to the price a give to my buyer before writing an offer for my buyer (and disclose that I am receiving $5,000 commission in the necessary forms).
