That increases the commissions to the listing broker (even if they don't do dual agency).

Certain things I might not need to pick out, but I can tell the contractor that I want the toilet to be dual flush and the shower taps to be chrome.Designers can make a great impact but can also be expensive. 

So Dual Agency is restricted in my state......Of course I have a potential pocket deal.....that I'm sure I can close if parties choose to enter.Can I work around this restriction??   

Maybe someone else on this site can enlighten us all.However, regarding what is good for buyers:  In Maryland, there is “dual agency,” in which one agent/company can represent both the buyer and seller in the same transaction.

I have Agents (buyers/dual) in separate lists, I have landlords in an another, rehabbers are separate from fix & flippers and they are separate from wholesalers.

I would avoid a dual flush toilet in a rental (it adds to confusion), but other than that, its up to you.

So given that, it would be very difficult to find a lender who will loan you the money.Personally I lived in Australia for 10 years but I'm lucky enough to have dual citizenship so I can go back and forth with no problem.

Keep in mind, my offers don't allow for dual agency either.
