They'd also have to be comfortable paying you your assignment fee before the deal is closed - and not everyone is going to be okay with this, especially if it's a big fee.Unless they are comfortable with you, comfortable with the deal, and sharp enough to close the transaction in-house, you could be facing some big challenges with making this deal happen.

Capital is capital.You can use your own money (which takes longer) or leverage (I suggest educating yourself and being sharp) or a combination of the two.
