I purpose of a fee or monthly charge is a punishment to discourage tenants from having pets and for the landlord to benefit when they do.

Don't be an idiot.... seriously.Landlords may not take the law into their own hands and evict a tenant by use of force or unlawful means.

I served my tenant a 60 day notice to terminate our rental agreement October 3rd, Rental agreement will expire January 4. after that day the tenant will be there unlawfully .My question is, if she is not out and want to have more time to find another place and offers me rent,  could I make a  one month rental agreement only for the month of January or would that  void out the 60 day notice  that I already served  and have to start over again with a new 60 day notice?

It will still take maybe till next Monday to get her out if she pays tomorrow before it's filed it would be easier if you just let her stay as long as she doesn't miss another payment and then on the 15th you would have the unlawful detainer done by the sheriff on the16th or 17.

or you could say : Adding more regulations in the form of your proposed rental property registration on top of what you already have in place is not the way to reach these goals...here are some more things you might want to say: I do not feel adding another layer of regulation will solve the problem of repeat code enforcement violation offenders This type of additional regulation is unfair to the upstanding landlords in the city of Lakeland--we are all going to be punished for the sins of a fewRequiring all owners/property managers to be available to code enforcement 24 hrs a day/7 days per week is unreasonable and unacceptable.

As long as the property value is legitimately going down, or going up slower than it would otherwise, it seems like it would be a punishment to not be able to write off $13k per year, since there is a -$13k per year drag on the property value.
