Starting out, I let a couple tenants string me out for a couple months and when I finally got them out the place needed a full rehab.In the future, living by the adage, an ounce of prevention is worth a pound of cure, really serves the landlord well.

We even offered to put down a pet security deposit and even use a product called SoftPaws (a high density rubber cap that is applied to cats nails to prevent them from scratching things, perfectly safe and harmless, plus, its better than declawing!)

You have to inventory everything at movein/out, deal with stained table tops and upholstery, and repair/replacement when a tv or other appliance dies during a rental term.Vacation rentals OTOH, must have everything...linens, flatware, small appliances, probably cable and phone, etc. etc. but in theory you get a substantially higher rate for that type of unit.

Ok we started to clean out an old cast iron tub and doused it with bleach and well after working on it for some time the bleach made all of these rust stains appear.

[b]For you top end property guys, I can relaminate them in REAL WOOD veneer, in your choice of species, stain and clearcoat them, I also replace the doors in solid wood, standard or hidden hinges, matching the veneer species on the faces, and you can even design them with an easy program for the order.
