You can still do it as one person as long as you have good maintenance guy and can get him to show up (I had problem with that). 

It sounds like the contractor is very expense and you probably wouldn't want that person as your GC for economic reasons.

Would I screen them as a person as if she is applying for an apartment since this is a brand new entity?

I do m-m as an exception, usually at the tenants' request, or they are a little higher risk (1st time renter, for instance) and I want the flexibility if not working out.My deposit is close to 1 month's rent. 

You would do well to get rid of this person as soon as possible because it is highly unlikely things will ever get better with them.

hey Lauren Hardy, I can't answer most of this (I primarily work with REOs) - but I do like the idea of presenting multiple offers - giving the person a few choices.
