You can still do it as one person as long as you have good maintenance guy and can get him to show up (I had problem with that).

I do m-m as an exception, usually at the tenants' request, or they are a little higher risk (1st time renter, for instance) and I want the flexibility if not working out.My deposit is close to 1 month's rent.
