Either way, I also discuss with the Owner at this time what the market suggests the new asking rent should be, and confirm his strategy for the foreseeable future regarding hold, sell, or whatever in order to (hopefully) not spring any surprises on new tenants.Owners are welcome to provide us with contact info for their preferred vendors, but we let them know that standards must be met with regard to timeliness of repairs, interaction with tenants, and, if we will be paying the invoice out of their income, they will need to be properly licensed and insured.

Salesforce software is a great CRM(customer relations management) & I found it intuitive to learn.The latest is a Cloud service so you could access and share it from anywhere.What I liked is the the interactions can be given status tags and you know what stage the conversation is at, who's got the ball, what is need from whom.IMO, this CRM is suitable for almost every need.

You might want to check your state's laws regarding interacting with distressed homeowners and/or talk to an attorney. ...Or ask yourself what you would think if someone came along and convinced your grandma to just sign over half the equity in her house.
