We gave her the partial refund as promised, moved-on and hoped never to hear from her again.BUT she recently emailed us on another property that we have for rent starting with with "You probably remember us, we really enjoyed working with you a few years ago although it didn't work out at the time, we have been really impressed with the quality properties that you have for rent and we would love to see.....".My response "Sorry but 1 bad experience is enough.

I had no idea 1031 exchanges could not be used for flipping  I was always under the impression that as long as your profit is reinvested in real estate you could use it.

I can't decide which is more impressive, the property deal or the 5 kids under 5. 

I have been very impressed with our attorney in Blackfoot, as well as a great accountant there as well.  

I get the slight impression he wants this property gone seeing he kept the lower unit unrented.
