If the home has been vacant for a year or more, I would plan to replace every fixture in the house and re-seat toilets as rubber O-Rings can shrink or crack and wax can freeze.

These funds can be in savings, or they can be cash available on your credit card (definitely not recommended).Pipes freezing and bursting, HVAC going out during a hot summer or a cold winter or an unexpected vacant house that needs lots of repairs are all examples of times when you are going to suddenly need to access cash FAST!

I've also read its good to NOT have the account at the same bank your mortgages are from - because they can seize it, and freeze assets at will.
