It is cheaper to pay/entice a tenant to leave than evict them :)

I have a unique problem solving/real estate opportunity that is a bit out of my comfort zone that is too enticing to pass up.Through networking, I ran into someone who is in desperate need of a new commercial property lease.

I am thinking of waiting because selling high, and buying high == higher property taxes, but lower interest rates, which doesn't really entice me since the loan will be so low.  

For those of you who work in the Milwaukee area, I find myself glancing and enticed by some of the city owned properties that could potentially be worth looking further into.

Edmonton and Calgary seem very enticing to invest in due to the combined effects of covid + oil, but I am also cautious in regards to their future economy.Do any members have thoughts/opinions on if the Alberta market will be strong in the future?

Leverage your knowledge and hustle to entice an investor to put their money in you.- Many books are focused on no-money down strategies.

One local agent told me they might consider insuring it if I bundled a bunch of other properties and vehicles to entice the carrier to take a risk on the STR.

And let’s face it, interest rates are not enticing regardless of loan product at the moment, so you’ll want to refi whatever loan you get as soon as interest rates drop 75 bps. 

Depending on price point, 3% may not be enough to entice a good agent/ broker to work with you consistently. 

At what percentage do things start to get enticing for the majority of people?
