I would rather have floors that are easy to clean and that are durable.

SInce many retailers are slashing prices, there are some good deals out there, especially in durable goods.I respect your opinion and agree that would buy a lot of beer, IMO, much of that doesn't mesh.

I agree with @Rodney Marcantel Definitely a durable high quality carpet for the game room. 

Super easy to use and durable as a tank. 

So far they have been affordable, durable, and looking nice

Granite might be a good selling point for the rental and will be more durable. 

Hi Sean,I agree with modern handles and I would do stone countertop - keeping the colour of the stone light...granite is super durable.

I would really be curious of the failure rate of investing out of state or out of area especially fully leveraged.Also if you are in a good location leasing will be very easy giving you a better durability of income than a low income rental.Any NYC investors want to chime in?

I'd like to keep this rental for the cash flow but I'm also concerned with long term durability being the mobil is so old.

So I suggest going with the cheapest but yet most durable product for your unit.
