Now the landlords I work with on a daily basis have generally devoted a major portion of, or their entire portfolio to, rentals that fit under the Fair Market Rent (FMR) rates with an aim to capture that niche.

In reality they were putting in time devoted to the work, but not putting in the work.

:When your kids ask where you invested back in 2015 what location do you think they hope you picked.In 5 years, when I've left my job and I can devote 100% of my time to raising them and attending school activities and sporting events, I would hope they would say the properties paying a 20% cash return and not some cash flow loser that I have to hold for 30 years in order for it to pencil out.  

I have devoted part of my company to doing this duty. 

I will be primarily doing this part-time at first (I'm also a full time pharmacist) so my situation might be a little unique in that I won't have too many days to devote right now since I work 12-hour days at my other job.

Wanting to hit the ground running devoting tons of hours a week...

Here's some of what that will get you which is harder to get here...First off, professional people like tax attorneys, tax accountants, etc. keep busy plying their trade and profession and don't devote much time to these types of fora (or "forums", if you prefer).

I devote a lot of time and effort in my personal life to invite anyone to contact me and I help them rank their site, client or not.What do YOU do to help others?

I'm hoping I'll soon be able to devote more time to REI once the next steps are taken to implement my strategy are taken.
