You do not want easily-chipped exotic granite counters with complex edge treatments.

I had asked neighbor to chip in 50/50 but they declined so cost of fence was on me.

If you take care of your units and especially are on top of making sure there is no chipping paint, I have found that they will always find something small but it is easy to fix. 

That is a lot of damage for a 12 month term, especially the chip/bare wood marks.

@Waylon Zook, there are little chips on 11th and 14th siding board if you count from the bottom ( the line is not straight).

Cash in the chips.  

At this point she owes a good amount and has no interest in trying to get from under the amount and based on condition of home not sure she would even want to invest what it'll take to get it back into shape (hopefully a bargaining chip when time comes to talk with banks). 

The house I just purchased in the area has chipping lead paint on the garage and I had the seller abate the asbestos lagging (insulation) on the boiler pipes in the basement.
