I love marketing/technology/software, and I enjoy the idea of doing deals. 

I am happy with it but any opinion I have should be discredited somewhat simply because I have never used competing software platforms (Buildium, Appfolio, TenantCloud, Yardi, etc) so I really don't have much to compare it to.

Guess if you don’t have enough volume, there’s a less chance of audit.

Hello:I currently use the basic version of H&R Block Tax software. 

Moreover, if you go to an audit, you don't even have the documentation to justify writing off those expenses, given you don't get any kind of invoice from either of them.

They sell you a $400 software that is based on month to month terms includeing a free 3 day trial.

Trying doing the keyword search on BP. https://www.getrefm.com/ - has some great software and spreadsheets.

This I think mainly is a software problem that is hard for Zillow to overcome. 

Then check out Buildium, its a more full service property management software, which means it costs more, but should save you a lot of time and included rent collection online.
