Well, I just know a lot of people in my area and I know an actual brick and mortar presence would probably help me out in establishing myself quicker.

I also charge a $250 subletting fee in addition to the application fee.I don't like having to do it but it comes with the territory and you just have to figure out how to make the best of a bad situation.
