They will not tax the W-2 earnings you earn while in Nevada.With the higher cost of properties in California, you will likely be entitled to a larger depreciation expense which would hint to me that you likely won't have positive rental income. 

and 3) keep an eye out for good deals...when one comes up, and you're not in a position to swoop...just throw it out there, announce it to your social networks...this will subtly plant the seed that you are the guy to talk to if they're thinking about doing something without sounding needy or pushy about asking for business.Good luck, keep us posted.Will

Inspection found hints of mice/rats in attic.

The real question is can you find a better duplex for a better price or will another listing come with another set of issues (hint, all old buildings do) I don't have the specifics of your deal.
