I would tell them they need to return the property in the same condition. any cost to you that isn't already necessary will come out of their deposit. for instance if the carpet was old when they moved in you probably can't charge them to replace it but if it was new and you need professionals to come in and clean a stain out from s glass of wine, I would charge that

@John Salgado sorry, no experience with sewer mains, however based on that photo, the deterioration and staining, my "guess" would be that is an issue and needs replacing.

HOA tell me my rental house is dirt and stain.

Definitely paint or stain the deck out back as it is an awesome space to entertain.   

I value the original wood floors in these old homes too much to be scraped with claws and stained with accidents.   

I would see what is under the carpet in the stairs, sometimes there is nice wood underneath that can just be stained,.

They are buying their own house now after 3 yrs of living there; did the walk-through and there is considerable damage / staining in the carpets so they will need to be replaced. 

The last thing you want is someone writing a review saying they had to sleep on stained or torn bed sheets! 

We will most likely paint the cabinets because they are so stained.

I figured can I just rip off the laminate, replace the doors and put some facing to give it a stain, professional look?
