For instance, if your rate on your $200k balance is currently 4%, and you plan to draw $100k total for the construction on a heloc at 9%, you will not draw all $100k up front.

Then once you've fixed the property up and at least have it listed for rent you could refinance into a DSCR loan.

I would also follow up with a written lease violation notice stating that they need to correct this issue or that they could be evicted and cite the lease section that pertains.

Although I do know someone who has guest bedrooms and uses them mainly for in laws visiting from out of town.
