If your tenants were month-to-month the male tenant could claim he gave his 30 day notice when he told you he moved out.

All the private options are in the high 9's or 10's and a bridge loan is too short. 

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties.

Also have in your lease that you can terminate the lease with 30 day notice if the tenant is incompatible with the building/other tenants/you.

In my mind I think it would be ideal to wait until I get a "no-brainer" but notice as I drag my feet applicants tend to get antsy for a decision (Which I can appreciate).3.

Have you noticed a slowdown in buyer activity, or are certain markets staying strong?
