First step is don’t believe everything you see or hear on the news because they will exploit inflation to new levels to scare folks into something that really isn’t.

In my market $10.50 is BELOW the average for an entry level labor intensive job requiring no education.

@John Williams politicians at all levels of government are taking away landlord property rights to protect slum-tenants.We'll soon be like Ontario, Canada where they can't charge application fees or security deposits and it takes 12 months to evict a tenant.Unfortunately, landlords are too cheap to make political donations to stop the madness:(

It may not make financial or economic sense, but some people (me) reach a certain asset level and just do not want to deal with debt anymore.   

But again, I go through the questions about and decide based on the level of stress/work, cash flow utilization and my overall goal for that rental and make my decision.

I love analyzing the market and understanding the trends at the micro level.  

If not, maybe it will elevate to the level you can take them to small claims court.

That really adds to the difficulty level.

I am open to private individuals, just have not found the one who can cover this level of scale. 

I have experience raising capital for down payments if you are prepared to pay investors at this level.
