My favorite methods of finding owners who will sell that way, are by looking at the for rent ads and asking if they will sell; I also track expired listings through an agent friend and pitch them on a full price deal but on my terms.

I have recently started emailing out 5 and 6 page takeoffs of my favorite 6 opportunities.  

My favorite is Capital REI which meets in Fairfax at the end of every month.

Also my personal favorite is the Black Diamond meeting in Waltham (Alternates monthly with their Worcester location, but next Waltham one is tomorrow).  

Bigger Pockets is by far my favorite resource for any and all things real estate

There's a lot of meet ups around, my favorite is in Fairfax once a month.

What happened today was, it's our anniversary, and we figured we'd take the baby for a drive around his nap-time so he'd be sound asleep in the carseat, and we could go to our favorite restaurant for our anniversary (with baby sound asleep in his carseat at our table).  

But like Nicole said, it does make you wonder when they don't show up with necessary equipment.One of my favorite jokes is that "They aren't a real roofer/contractor unless they have a 50k+ truck with a huge lift kit to show you they're "legit!"."
