I am not a lawyer, and would ask one before acting, but I'm pretty certain the certificates people purchase online are not valid.My thought on this is, unless the applicant has a readily apparent disability, it's not unreasonable to require a letter from a doctor / psychiatrist / etc. that has actually examined them.

So charge them for the repair damages, cleaning, and send back any refund with statement of charges.If I had 3 grand of deposit to work with and they were that uncooperative, I would have closely examined and I'm sure I could have found something else to have included in cleaning charges against their deposit.Nice tenants that give proper notice, that permit showings while occupied, and leave clean unit,, they are few and far between and they get the benefit of my considerations in deposit refunds.

At 24000+ miles per year driven, the inflated price of used trucks, and the fact that we use them for business AND kid hauling/family duty, buying used didn't make business sense after running numbers on a long term cost/year basis: we would simply kill higher mileage used trucks before they made up for their cost.... and I know since I killed three used vehicles running my business before, kept good records, and examined what they truly cost me to keep on the road including diminished value when they were traded in broken.
