You can always replace down the road but try to get durable stuff upfront.

Tile floors or high durable and water resistant laminate/linoleum etc, new coat of paint on the inside for sure, maybe new paint on the outside as well if really needed and get some reliable but not fancy appliances.

You also need to pick finishes that are durable and not too expensive, and easy to rehab/repaint/refresh between tenants.

Perfect equilibrium is not really desirable as the market also has economic factors at play, the CPI, durable goods, consumer goods, interest rates, local and national employment and other factors all contribute over time.

It comes with higher upfront costs, but is much more durable and good for rentals... also looks great in my opinion.
