There is no cookie cutter approach to accomplish this.

I like to call them cookie cutters for investors.

Ideally you would like a neighborhood of cookie cutter houses, all alike.

Add some scented plug-in air fresheners that smell like home- cookies, apple pie, etc.

@Paul Cook i would not be so sure about the price per square foot to build, that depends vastly on a number of things.
