There do seem to be comps in the area to support the 140k price, but there just isn't enough juice on the deal for me at 80 or even 70k.

I’ve been looking to juice my cash flow return.

I went belly up during the crash, hence a hiatus in Afghanistan paying off my debt and building a new nest egg.

I will say, the monthly cash flow isn't that great, but there are some ways to juice cash flow that we can talk about if you're interested.

You’ll see in my older posts (when I was more active on BP) how I organize these opportunities using the PETITO method:Property, Equity, Title, Interests, Threats & Obstacles, and the Opportunity (is the juice worth the squeeze?).

Your best bet is to rent-by-the room if you want to juice the returns.

I see a lot of stories of smaller portfolios that didn’t work out and got sold off because the juice wasn’t worth the squeeze, and in the case of turnkeys where you didn’t get the properties at a discount on the front end and the cash flow isn’t as much as if you had, it would only be worse.

Makes me think my last rehab - where someone played fling the cat poo and spit tobacco juice on the walls - was not so bad.
