Racine WI Rental Market Feedback

All - I’ve been a long term buy and hold property investor in Class A and B areas. I’ve been looking to juice my cash flow return. Looking into Racine WI area since pro formas indicate a 1% rule strategy.

What are your thoughts on Racine? Any feedback on tenant stability and growth?

Racine is still a predominantly C-class city with strong D pockets.  Racine is growing but its issue is it can't shake its rather lower income and high crime reputation.  In 2018 its per capita crime rate was at a Chicago level. You might consider other Wisconsin markets of Beaver Dam, Janesville, Johnson Creek, etc.  These are opportunity markets that are on a scale of C-B areas and no or very very few D pockets.
