In California, a buyer CAN go directly through the listing agent if they wish (which creates what is called a dual agency), but they are certainly NOT REQUIRED to.

What's funny is when I made my offer I used the driveway as leverage, telling the selling agent (who ended up being the dual agent and received a nice commission) I'd have to have it paved back further so multiple cars would fit.

Aargh.Pricing similar sized dual heat pump/gas backups for the house next door to the first one put me at around $7,000 with a certified installer.
