I ask, what do you guys think about wholesaling LO as my first RE venture from Chicago?

Recently I came across the concept of wholesaling lease options and am extremely intrigued both because I feel that it would be an awesome way to enter the game with little to no risk or money out of pocket and it seems like it can be done in any market/economy/state regardless of where I live.I ask, what do you guys think about wholesaling LO as my first RE venture from Chicago?

As an update to my case study, we are now working with a BP member that is going to be doing a Joint Venture partnership with us, and have others wanting to do the same.

I have family in Long Beach, CA and, although I live out of state, I would be willing to change locations to start on a new venture.

JV isn't the junior varsity but a joint venture :)Read the wholesale forums, use a standard purchase contract and assign the contract to your buyer.

I primarily do this through raising capital from Joint ventures, rehab/flips, or wholesaling.
