The timecard logs the hours he spent mowing community areas / shoveling snow in the winter / taking care of trees or picking up trash.

I had a renter that would not pick up the dog poop, had to remind her and actually buy her the poop shovel.

I would avoid all phone conversations going forward because tempers can start to flare.

This winter, my tenant vacated, then my wife and I both got sick, and fortunately, landscape company was located in town, and I called to have then come by to shovel the snow after 2 large snowstorms.That's why when I rented to my new tenants last month, I explained I have a landscaping company take care of the lawn already.

Well you can imagine how well that worked out.Today I was called by both tenants, things have reached a head and tempers flared.

This is a small one, but in my first rental it was only spoken that the tenant would shovel the snow and salt the sidewalk to melt the ice.

My guess is many of the folks who drive things into the ground also mow their own lawn, shovel their own snow, etc...

It will move mountains much more effectively than a shovel.
