. - There is a semi-finished 3rd floor which could provide access to 2nd floor ceiling if needed. - This is a VERY old house, so there is abundant vertical MEP access (abandoned stairwells), but punched sheet metal lathe plaster makes for challenging wall entry. - I am a career construction professional, so I have a good understanding of what's involved here.

Also after looking it up it appears that it backs a busy road under some big powerlines in a semi-commercial area, none of which is going to be good for ARV.

They go to greener pastures or they do what I do, run their own handyman rental portfolio with the help of unskilled or semi-skilled helpers, paying premium prices for HVAC/plumbing/steep-slope roofing when they need it and offsetting those high costs by doing everything else themselves.

Still others have suggested placing long term tenants for a period of time to show cash flow positive rental history.I’m debating on using HELOC money to purchase an STR using BRRRR strategy but it doesn’t make sense to do so if I won’t be able to refi.Sorry that this question gets asked semi-regularly, I just haven’t found any recent updates adapted to today’s markets.
