For a Maryland property your Delaware LLC would need to obtain a Certificate of Authority from the Maryland Secretary of state prior to doing business here.

You could simply not file your LLC but if you were sued over your property they could just serve the secretary of state not you, or they might not let you file anything but a defensive pleading.

I've purchased property in other states under my entity name where the secretary of state in that state told me I didn't need to register as a foreign entity to buy, own, or sell those properties. 

I did find a way of checking my name on the California Secretary of State page.

You can setup a LLC in one day with the NC Secretary of State.

A couple of those I hadn't thought of before.I would also add that if the property owner is showing as a company, search the secretary of state websites for LLC, Corp documents.  

Registering this "foreign entity" with your home Secretary of State oftentimes incurs the same costs and sacrifice of privacy as forming it in that state in the first place.
