How to find an owners phone number?

Question

I drive for dollars and when I find a place I'm interested in, I know how to find the owners name and address. When I try looking for their phone numbers it's like running into a brick wall. Does anyone have any suggestions on how I can get the phone numbers? I have tried searching their name and location through google to no luck. Also, what do you think about the idea of just knocking on their personal residence or leaving one of those door knob hangers letting them know I'm interested in their property?

• Free searches
• Paid searches (If you do this on a regular basis, pay for a subscription)
• Knock on the neighbors doors
• LinkedIn & FaceBook messages
• If the Tax Record shows they own multiple properties, contact tenants to get owners phone#.
• Run a MLS search for Expired, Cancelled Withdrawn.  If the owner had it previously on the market, contract the last agent.

@Robert Bacher try zaba search, it is a free search. However, if the name is John Smith you still might run into those brick walls.

Your next and best bet is skip tracing. However, it costs money ($1 per search), and even then, you are not guaranteed of a good, working phone number.

At that point, you could door knock, or put them on your direct mail campaign.

I use beenvarified and pipl.com. BV is $$ every 6 months and pipl has a paid version which is better. One of those gets them.

with a paid account pipl will find the owners social media accounts. You could tweet the seller.

@Michael Aromando, excellent list.  A couple of those I hadn't thought of before.

I would also add that if the property owner is showing as a company, search the secretary of state websites for LLC, Corp documents.  Occasionally you get lucky and an owner's contact info is on the business docs.  If not, their agent's (usually a lawyer) information will be and you could at least have a message passed on to the owner.

Out of all of the options, the easiest is to simply knock on the door or leave a door hanger.
