I am new to the REI scene, immersed in the research process.

The food, art, music, craft beverage scenes are all flourishing as well.

You are absolutely right Jeff, that is why QuickBooks does it for you behind the scenes.  

Personally I think the Denver market will continue to grow, lots of folks like myself coming in from NYC/SF due to the growing tech scene and just as has happened with other tech hubs prices will continue to rise at least over a long-term time horizon. 

If you are new to the RE investing "scene" I would suggest going to local meetings or listen to podcasts to best prepare yourself and avoid the worst case scenario.

I felt disconnected from my friends, and roots in the Seattle art scene.

Your tenants have a severe scenes of over entitlement.
